Great opportunity to build a mountain style home on this attractive lot.
The lot itself is attractive enough. Mostly jungle. Very flat. And about 1/10th of an acre, so not exactly sprawling. Surrounded by houses and on a mildly busy street. Not a bad lot, but at 4200 square feet, you're not going to fit that 2,500 square foot ranch on it. The lot looks like a square, so let's just say it's 65 x 65. With 10' on either side and 20' on the front and back of the lot, you could build a 45' x 25' house. Or 1125 square feet. Or a double-wide trailer. You'd probably want a garage, but that would take up 1/3 of your square footage. A two-story would probably be a better choice.
Perhaps the listing agent is confusing a two-story home with a mountain style home. Or maybe the idea is to build a log cabin on the property, since mountain style homes are generally accepted as those that look appropriate in the mountains:

Like sand. Or live oak. Or upcycled garbage. Or just keep all the trees and make a 3-story tree house. No matter what, it won't be in the mountains. Someone told me the landfill over on Girvin is one of the highest points in Florida, but that's a couple miles from the vacant lot. And only 132 feet tall, so not exactly a mountain.
